Within a few days, I got one booking from the UK and one from Colombia.As far as their commission of 15%, Lodgifty and I'd imagine most PMS tools lets you set your markup to counter the comissions so my settings basically net the same cash return across all 3 OTAs. 

@Mac Boeve if I had a dollar for every applicant claiming identify theft, they only cosigned for a relative or friend, they're working out a payment plan on that chargeoff or they have no idea what that is, so it must not be theirs - I wouldn't be here on BP!

Hi Daniel, as a Miami-based Realtor who works with investors on new/pre-construction purchases, as far as location is concerned, I agree with your choices of Miami Beach and Downtown Miami.  

The other issue is since Colorado market is so hard a large amount of my entitlement is eaten up from my first house.  

@Noah Bacon Investors should be aware that, in many states, an investor can not act as Owner/Builder on a property that is not their primary residence.But as far as what Investors tend to screw up, the list is long and painful: Structural - Awful framing, undersized headers and beams (or none, Lol)Electrical - Don't even get me started......Plumbing - Not as bad as electrical but still....leave it to the Pros.And the main thing that people screw up is, believe it or not, painting.

As far as the sink area, if it were mine I Would replace the bar sink with a large white or maybe beige oval China Bowl.

My inspector is so thorough many of the area Realtors won’t recommend him because his inspection reports scare off many buyers.
