With that being the case, they're telling me I can put 5% down and lock in a lower rate, I feel like if this was true, every buy and hold investor on the planet would rent their primary and lock in low rates and very little money down to REFI later.

The crazy and stupid are the ones who think the grass is greener on the other side and get fleeced investing in markets they have no clue about.Would you rather listen to successful real estate investors who made it in the above market, or would you rather listen to broke *** folks who couldn't figure out how to invest in these expensive but lucrative markets?

There is not a single contractor on the planet that will tell you "I do half *** work that doesn't meet code" and there isn't a single contractor on the planet that hasn't had issues flagged during inspection.

In my experience, it has something to do with the position of the planets, whether we're closer to the winter or spring solstice, and if the date is even- or odd-numbered.

The reason I bring this is up is many people will tell you "sure, sure I will invest with you when you find a property" and then when you do find the deal, some people just poof disappear from the face of the planet 🤔(first-hand experience here lol).
