Seems your seed capital would go a long way down there!

What are some tips before I lay the seed for an enduring, quality lawn that will look it's best?

No use going with a terrible loan arrangement just because you are desperate with little seed capital, you will only find yourself in a rut in the long haul.

It's just slightly north of the Haughville area which was one of the first designated "weed and seed" which is a federal program targeting high crime areas.

Travelle,Springfield is a solid area of town for investing and the seeds of growth can be seen driving up Main Street (new coffee shop, new restaurants, etc.). 

I am considering pulling out my 401k to use as seed capital for a few new flips.

This is a great opportunity to compound this "seed money" from the start.
