100% agree with @Collin Hays - find a local manager, preferably one not too large or not too small, I would say 30-90 properties is usually a sweet spot.

You usually end up with the same amount of taxes over two years, you just get your Amazon package and your tax deduction one year sooner.Buy a new car.

The property will be cash flowing as soon as the remodel is over and has space for one large extra unit on the lot or two small units on the lot.

But the point of dating is *usually* to find a spouse and eventually you have to commit. 

While state specific leases are simple and can work, spending the extra investment and having a real estate attorney help create one for you will likely create more value/protections and save you money in the long run

As per usual, more regulations = more burdensome b.s for legit PMs and investors.
