Like @William Collins said, there are opportunities out there but if you are too excited, you will overpay and then be stuck digging yourself out of the hole.

That is recalling the details AND slightly callous in my opinion and if Diem was in the role of creditor, I doubt she would have been excited about how things played out. 

it may not be your parent… maybe it is an aunt or an uncle or a grand mother who you can educate about real estate and get them excited too?  

LOL... good luck with it.We just did a big condo deal in Oceanside.. another BP member is the sponsor I was just an investor.. but pretty exciting deal we hope to do very well on it.. and of course we closed on it and own it.. 20 some condos and about 7k sq ft of commercial..
