I have one investment property (primary home converted to a rental, my first tenant will move in mid-April) and I have been getting mixed opinions on what is best for someone just starting.

The first one was in Los Angeles county which is a mixed-use property (residential and commercial) and a second property that is an SFR in the Palm Springs area of Riverside County. 

The husband I have in mind is African American; the wife is black as well; their 2 yr old baby isn't mixed; the ID emailed to us is of a white guy.

There is development going on in the area as well as expansion; new hospitals, medical parks, mixed use shopping centers, small residential communities and spot residential homes. 

Remember, Mortgages get sold to someone, and while it's a long custody chain with many "horse-swapping" in the mix, at end of day is the investor who is deciding where to plop down another few dozen million.

Mix of both-- we have portfolio in West Texas (at the moment comprised mostly of 1-4 unit properties) but are looking to expand into DFW multifamily now.

He said there were mixed feelings about the new Airbnb law.

I have a mix of flips, buy and hold, buy and sell on contract for deed, one vacation rental, and one current apartment syndication.  

Goal is mix of personal and investment.
