But with that drying up and the glut of buyers and aspiring wholesalers there are way more buyers than deals.  

Buying a duplex as a straight up investment that cash flows 10k in 4-5 years when you are facing 300k in debt is like asking a towel to keep you dry from a fire hose. 

This provides you a clearer line of sight on financing, a little more cut & dry vs commercial with experience being less of a requirement.

If it was my money only in the deal, and if she pays on time, gets along with the neighbors, doesn't call me to come fix every towel drying bar that comes loose from the wall - and her "hoarding" doesn't cause an insect or rodent problem, I would probably let her stay for $325 because I'm too nice and i like long term tenants even at lower rates.Maybe she would become my first Section 8 renter ever if Section 8 paid more than $325 in that area. 

There is some slight wood rot as you can see in the pictures below that are from the buyers inspection report. 

Like the time someone cleaned a fish on the outside dining table and just left the blood and scales to rot in the summer sun for a few days. 

The smaller your market the more it makes sense to have a couple skill sets otherwise you could go through some long dry periods.
