Once the tenant was out I had to wait two more days with their crap on the lawn before I could trash it and begin rehab.

You don't necessarily want to be someone's live beta test of something they, or their bank, has never done before... if it's the first time that underwriting team has referenced the above guideline, it's a total crap shoot how they will interpret it.

@Cindy Gonzalez it is a lot...just be conservative with your estimates and have an "oh crap" setaside (10k should do it), and you can weather most storms.

One of my concerns is if  I go with rent to own and the furnace craps out,,I'd probably be expected to replace it, or the renter would probably just move out, so is a bigger risk.

Call to mind how many vacant lots and crap houses (you know, "how are they still standing and why on earth do people live like that?"
