With a good deal in hand, or even to negotiate, one can then approach an experienced investor for time and coaching. 

I hired a coach year 2-3 and that was of huge benefit but also cost a lot of dough for someone not making much money. 

Does anyone have any tips, methods, or coaches to help build rapport with clients over the phone? 

But, I`m a little bit old school, not quite up on all of the available technologies, but I`m willing to spend money for a coach to flatten the learning curve. 

You will find some people trying to dupe/scam others, but they are usually easy to spot(super low post counts, only post about the same coaching classes). 

Best to find someone doing deals in your local market, but at a minimum you can get free ones from some reputable coaches like Ryan Pineda, Pace Morby, or Brent Daniels. 

But I do not think that they provide any kind of coaching or mentoring.

I had to coach 2 of 4 into the correct unit despite Google Maps giving the right location and my having detailed directions on the website I made for the unit.
