We were gearing up to potentially put the property on the market at some point in Spring 2023 & both the tenant with the shed & my tenant upstairs are mother/ son combo & tenant with the shed also has an autistic son so i was really trying my best to not have to kick him out or anything, especially during the school year.But that being said, running a business & not a charity and running out of patience quick so hoping to get this situated ASAP.

Pay for a financial advisor not the internet your crazy trying to get this answered on any SM forum. your going to get 100 different view points.. there are a ton of variables and we are all busy .. and most of us are not charities.. although I give advice to those who donated to our charity aheroshome.org but its just my opinion might not be that great  might be great advice you never know.

Get the investment turned and stable cash-flowing.IMHO, I have a very small percentage(10%) of my units, that will get some sort of charity discount or if they are at market rate a deferral of raise every other year or occasional voluntary extra free handywork services or improvements.
