We were gearing up to potentially put the property on the market at some point in Spring 2023 & both the tenant with the shed & my tenant upstairs are mother/ son combo & tenant with the shed also has an autistic son so i was really trying my best to not have to kick him out or anything, especially during the school year.But that being said, running a business & not a charity and running out of patience quick so hoping to get this situated ASAP.

This is a business, not a charity. lol 

Don't get me wrong, it's not a charity as I'm getting something out of it but it's not an offer I would make to someone with other options available to them.

To be clear: I'm not in any way looking for hand outs, charity OR someone to do it for me.

Pay for a financial advisor not the internet your crazy trying to get this answered on any SM forum. your going to get 100 different view points.. there are a ton of variables and we are all busy .. and most of us are not charities.. although I give advice to those who donated to our charity aheroshome.org but its just my opinion might not be that great  might be great advice you never know.

One more big shout-out goes to @Tarl Yarber, who co-MC'd the live charity auction at BPCON with @J Scott, and the other BP powerhouses that helped the auction run smoothly, like Matt Faircloth and Nate Robbins. 

Have them contact Catholic Charities or get local aid- there are a lot of non-profit and govt programs that pay for everything

Get the investment turned and stable cash-flowing.IMHO, I have a very small percentage(10%) of my units, that will get some sort of charity discount or if they are at market rate a deferral of raise every other year or occasional voluntary extra free handywork services or improvements.

It's a business, you need to run it like one - unless I misunderstood and you were planning to start a charity?
