When doing due diligence on the contractors, ask for proof of insurance, licensing, and referrals.

Peeling paint, handrails on stairs and cracked glass are no-no. 

Can they provide proof. 

I would require them to show proof of income to verify they can afford the increase, then make them sign a lease.

That should be proof of how bad I was eating.....July 5th, 2023, I woke up and was all of a sudden motivated to do something for real this time. 

So, there could be issues with using that lease to evict in court because there may not be proof that the lease was transferred or that the tenant was shown in writing that the new owner has taken over the lease.
