In my rentals anyone over 18 that wants to be added to the lease can do so given that they pass the same screening as every other tenant in my portfolio.

The only downsides I’ll gripe about is the time it takesto get used to the move in process of adding a tenant (if you already have people) and that I don’t find it mobile phone friendly for doing a lot of work however short quick hit issues are great on the phone.

Adding in court fees, attorney fees, no rent during the process, and any turnover expenses versus just eating the plumbing fee.

I’d also suggest adding Craigslist and Zumper—they're still good for finding tenants, especially in Saint Petersburg.
