Can someone explain to me a buyers market vs. a sellers market in relationship to a crash?

My wife and I have done a couple live-in flips and really loved it, but with the arrival of our daughter we decided maybe it wouldn't be a great idea to have an infant in a construction zone.

The tenant stated that he did not have a ss# (which was not true because he is in bk now with one)  He stated that he had just arrived in the Country a few months ago as a rep for a furniture company in Denmark to furnish the new Mercedes Benz HQ in Atlanta and also the We Work facilities. 

They all pay on time (since airbnb collects the RENT before they even arrive).   

While I believe wholeheartedly in being fiscally conservative, if you always are sacrificing for the future that never arrives, that isn't much of a life. 

Once you analyze OC/LA, then Riverside, San Bernadino, Bakersfield, Fresno, and High Dessert, you will arrive at the conclusion I arrive 4-5 years ago.Las Vegas multi's are my niche.

I see many folks think becasue they have rentals they should get same rates for these high risk complicated loans.. and never get them done becasue they keep shopping and getting led down the rabbit hole with promises of funding that never arrives.. 

Guys, Finding BiggerPockets after what I went thru when the market crashed is like being lost on a long hot road, walking up hill, sweating and dying of thirst, not sure  where you are going and out of nowhere someone pulls up and gives you a ride to the top of the hill.

How do i arrive at a fair price when the mls has zero properties like that? 

We had to buy the property retail in order to get the right location.Most important:  It has to be clean and neat when guests arrive.
