Are there any other investor-friendly applications out there that are better than quickbooks? 

The easier it is for the applicant, the more likely you are to get the bottom of the barrel.

I talked to a girl from Asia today about development deals in our market in columbus through a visa fast track program from Vietnam. super interesting. hop on linkedin too great place to look at lots of structures and learn. super transparent no BS. we do city of columbus and city of miami

In November I submitted my shared-housing application to Chicago’s BACP, with the hopes using my basement unit as a short term rental unit (Airbnb, VRBO, FF, etc.). 

And, this should go without saying, but always defer to Fair Housing guidance, ensure you're treating everyone equally, and keep diligent records of all applications for 5 years.

I would think that would turn off a lot of applicants, peopel want their own place to have some freedom.  

The best way to protect yourself investing in NYC is to buy higher quality assets and require exceptional credit credentials from your applicants to obtain approval to rent.

Just trying figure out how to get a good pool of applicants.
