I know that everyone wants to get the lowest downpayment possible, but I've run into an issue where some lenders either don't accept seller financing or they allow for a very minimal amount.

Im all for creativity to get deals, but this ..this was vile.Jason spent less than an hour at the end of the class half-@ssedly rushing through his biggest selling point.. a negotiating strategy he calls the 'seller waltz', which turned out to be nothing more than rushing through the list of creative real estate structures should the seller not accept your cash offer… “Oh, you don’t like my cash offer.. what abouuut this?!

I know they have limited use/acceptance, but are workable in some circumstances.  

Remember the boy and girl conversion mostly accepted in California… but for something like AI the biggest front would be on the market where it is not regulated but tech savvy…USA is just too complex to adopt AI, the political powerhouse is still thinking in 1965 climate

Knowing that I wasn't receiving much value for what I was paying, I decided to conduct research and see what else was out there that could provide most of what I needed at acceptable pricing (subjective, I know).

However, she asked me if I accept the rent assistance.

The listing broker was apprehensive to accept a conventionally financed offer, our strategic lending partner sent the listing and overview to the underwriting team and got verbal approval and evidence in the guidelines that the property type was permissible.

I'd check your state rules on accepting a full rent payment after notice to non-renew has occurred.
