Further, he left furniture, trash, fridge full of food, dishes, dirt and grime everywhere.

(Not to mention the stuffy furniture has since been removed).

They bring in the furniture and essentially stage the property for you.

You can have people do anything from plumbing to carpentry to just helping you assemble furniture.

You also need a plan for what you're going to do with the furniture, people that have already booked, etc.

Then, call it $4k security deposit, $3k furniture, $8k left for operating expenses, vacancy, etc. 

The contents inside the home were eerily untouched - food in the fridge (gross), clothes in the dressers, furniture, end tables, tools in the workshop, toys, shoes, etc.It took me and another guy a week to catalog everything and donate it all in the hopes I could perhaps write it off.  

For me, it was mowing lawns, painting rooms, repairing furniture, home computer repair / clean up / troubleshooting / lessons (especially with the elderly), etc.

I love it when I go into a home and it's clean and decorated with nice furniture and family pictures around.
