I am a builder/flipper in the North/Central Jersey area and I have grown my business pretty rapidly since I started back 10 months ago.

I wanted to take advantage of selling my property at a ~3% cap rate before thousands of new units hit the market, driving down rents, and the amount of money in the market place drying up.I am now searching to invest in several properties that add up to ~100 units in the Sacramento/Central Valley area of CA.

Party-central is never going to be the 1 bedroom/1 bathroom so if you're taking a keg to watch a college football game, it's not going to be in those cramped quarters...it's going to be at that house.  

I love the team that I have in place, which is a major factor keeping my focus in the same geographical area.Going forward, I'd like to explore multifamily rentals and maybe expand to a second market such as North Florida or Central Arizona.I'd also like to get more involved in the real estate investing community in general and attend some meetings at a local REIA.I'd love to share any of my experiences if it helps someone.I look forward to being more involved as a member of the Bigger Pockets community.

I just moved here from Central TX where I was seeking to buy residential multifamily properties. 

I plan on riding it out in Central Florida.But with the track still uncertain and seemingly shifting west it's still a guess as to where the worst of Irma will happen.Best wishes to anyone in the path, stay safe and maybe share what you're doing to prepare if you have a moment.  

I need to redo the waste and drain for an entire triplex, and wanted to do a furnace replacement/add central air.
