I would suggest just making the place appear like somewhere vets would like to live - i.e. maybe install some grills, or a volleyball pit, some kind of "military dude" hangout areas outside would probably help draw the crowd you're looking for

At the end of the day, there are several midwest cities pretty comparable to Kansas City but is there bbq as good?

I also still have some of your BBQ seasonings from the BP conference left in our pantry that I talk up all the time.

We have 2 fireplaces (one inside and one outside) and our large grill all run on propane, so its worth it for us. 

@scott mac made my coffee spill...Laundry room- not a coin operated one but fluff and fold with a person.On site manager can: sell locks, loan tools for a fee, sell candy or soda machine, babysitting, rent bikes, rent ebikes, sell rolling baskets, sell or rent wagons (radio flyer or the canvas ones), rent out a pick up truck, sell security devices, sell mini air conditioners...Most these things require a person to be on site to stock, secure, and sell the items.Saturday bbq for sale plate of whatever Rent parking spaces.

We share a cocktail, BBQ, smoke cigars, put their kids on our horses, etc....it is a lot of fun and gets us a lot of return visitors.....But going bang bang with them is maybe another thing....as long as we don't charge them a fee to do it, it might be ok....?

Replace any outside fixtures like the grill, A/C unit etc.
