Its a tease not having access to the WY mls (or the Cheyenne mls).

Anytime you take advice consider the biases that are obvious and try to tease out the occult biases so that you are an informed decision maker. 

, Fannie and Freddie both have trillions of dollars in mortgages on the books, they know which ones tend to go into default, they've done the homework, they know what risk-based LLPAs make sense, so why not default to copy/pasting from Freddie Mac if you DON'T have trillions of dollars under management and those robust statistics you can tease out?

Short term goal for 2019 is buy an apartment complex, I've now gotten family/friends requesting to invest with me and I'm still teasing out the best way to make that work for everyone.
