I run into properties where the garage or patio enclosures are not reflected on county records, and then I run into some like the property I am interested in where the enclosure is counted as GLA on county records, but its below grade with air.

I would really like to update my SFR and put in a new railing around the porch since the current enclosure is rusting out but the fencing is cemented into the porch. can I remove the railings without damaging the porch or do I need to replaced the entire porch to cement new railings?

Rick-Hopeful to be on the market by THIS weekend, the replacement windows and frameless shower enclosure will happen NEXT week but I'm not worried about going to market without them.The windows are a funky size, I called Umpteen different places trying to get them manufactured in time but to no avail.The frameless shower enclosure is MY fault it won't be installed on time.... mainly because I forgot about it until the other day.

Personally, I wouldn't consider a hamster, fish or lizard a pet as they're typically in their enclosure and not out running around on the floor; though I'm sure some other landlords would disagree and consider them pets, considering it a lease violation.
