I don't rent to smokers. 

Looking to get a place rent ready but was previously lived in by a heavy smoker. 

There's really no greater risk of a fire with a normal indoor smoker vs the one with the tenant on oxygen in it.Now if you want to go with a no smoking policy then do it, but I wouldn't justify it (to yourself let alone them) that you're in some way making things safer/better.

Keep in mind, the AC/Heating system will have the same smoker's residue as the interior of the unit. 

In contrast, we had someone break into the washers and dryers on numerous occasions, a drug dealer, a pot smoker, a gal who had boa constrictors, and more issues in a month than my 9 SFRs had in a YEAR. 

Your SOL my friend, Brit has a good point there keep them in the unit smoke damage only really goes so far.Keep them long term and then bleach and paint all the walls when they leave install some new flooring if you have any carpet.Next time it's for rent the best way to determine a smoker, Ask to see the inside of the car they drive or their finger tips:-).

After reading the initial post, I was expecting more comments demonizing that pot smoker, who must be bad person and deserve what he gets.

In my opinion it is no different than discriminating against smokers.  

Typically all of the apartments I manage are non smokers so I would suggest making sure that there is a clause in your rental agreement for non smokers.
