I've heard many places have desk fees or training cost, and there seem to be tools on the market commonly in use (Crexi, Costar, Buildout, etc), that make commercial real estate information more accessible than it normally would be.

Normally I would say no but for a small condo the durability should be less of an issue. 

In our area, its fairly "normal" for showings to happen after accepted offer to minimize disruption to tenants. 

Several ways to skin that cat  ;)    With the DSCR lender, you could close directly in your LLC and it would not report to credit.

But if, like that fellow in Hawaii, we're all able to get the same terms and Interest Rate on a HELOC instead of a "normal" mortgage, then sure, why not have all our income and all our expenses going to and from our one loan account?

Normally your home owners or Blanket coverage would cover some of this.
