In my limited experience: hospitality, especially small, unbranded, inexperienced hospitality is the hardest financing to obtain?

I am a young and inexperienced landlord looking to see what other landlords are doing for managing their portfolio.

Not trying to pick a fight here, but these forums are quite impressionable on new or inexperienced real estate investors and don't want those who read these forums for educational purposes to believe they should expect or accept 1/3 deposits as the norm. 

And TX for jobs I guess some folks like the weather in Texas not my cup of tea though.

Other things an inexperienced real estate newbie wouldn't think about?

Maybe because all “leasing agents” and “supervisors” are completely inexperienced in property management and work out of a call center in the Philippines. 

It might help you out if you're a hammer swinger type guy who can produce workmen like quality results versus homeowner DIY results.Someone who has been in this business for awhile , and brings a lot more knowledge , and contacts to the deal we'll have a lot better chance at performing a turn around on the property then to someone who is new and inexperienced. 

We've done something similar by offering local coffee, tea, snack baskets, bottled water, local pastries, and seasonal flavors (pumpkin spice, peppermint, gingerbread, etc.) which have been a big hit with much less risk involved.
