How hard is it to paint the exterior of this home with the paint spray gun>??  

I also am not a Toledo native, but love living, investing, and running a business watching others succeed here. 

Use the public records for your offer, and negotiate hard, I would add in the special provisions that offer price is based on $x/sq.ft if the house is smaller than the listed sq.ft the price will be adjusted based on the sq.ft.

@Michael Lewicki the people telling you to stay away are likely some of the few natives that hate to see all the change or additional competition for the deals out there…..

In ca there is the balcony and stairwell inspection (sb721) that is to be completed by year end (I have not done mine and have asked 3 architects and 1 GC if they have necessary certifications to do it and none of them had the state required qualifications - but I have not tried that hard, I contacted existing contacts).  

The absolute worst tenants I've had have all been white, native-born Americans.

According to my friend, the US media is giving almost no coverage, and very watered-down coverage, to the situation there.If the natives are leaving because of unrest, pretty certain you don't want to be investing there right now.  

One of the biggest complaints from natives is the disruption to the communities.
