Not so good if you have the time and want to devote the effort into building your own team, you want to learn as much s possible about investing from the ground up, want the opportunity to maximize your equity etc. you get the general pattern.markets (mostly midwest, and some in south)Cleveland, Dayton, Cincinnati, Indy, KC, Memphis, Birmingham.

I've removed a fair amount of garbage myself over the years...haha.And @Chris Emmanuel I would look to work for a broker who supports dual career (part time) agents, because you don't want too much pressure to meet sales activities and goals when you are trying to devote most of your time to your own investing.

Perhaps shifting to work for a startup might free you up out of the corporate America's stuffiness.2) Devote More Time To Your Hobbies: Don't know how much free time you have, but perhaps you can increase the amount of time you spend fixing up dirt bikes and rebuilding classic cars with your kids.

If you don't need the monthly income, devote it to paying those loans down faster.I do also agree with others here that a fixed rate loan right now is the better option, as rates are likely to only increase after so many years of super low rates.

If he doesn't need the income now, I'd say go for a 15 year loan and devote all the cash flow to paying down the loans, one at a time (so minimums on loans 2-6 and everything left over from all those rent payments onto Loan 1, till 1 is paid off, then start focusing on Loan 2, etc.)
