So far I have to replace sod/grass, have multiple scratch marks on wood floors, I am also considering an HVAC cleaning as I have terrible allergies, especially to Dogs/Cats.

After reading this article, I'm puzzled why this ruling from a State Supreme court would trump federal law.  And what tenant would take this from L/T court to District court, to State Supreme court?  Maybe it will end...

@Vina OkoThe good news is the color isn’t an indicator of the toxicity of a mold or mildewToxic molds can be a variety of colors and are a problem when the spores produce into the air and stop lungs from functioning.Most likely in a washer that is front loaded you are not dealing with something toxic.If you have a mold allergy use caution when cleaning.
