Surrounding yourself with a team brings some risk, but the risk is on your ability to judge people and processes. 

Competition with owner-occupants and the age of the homes (70-120+) will squeeze your margins and expose you to a fair amount of risk.

There isn't a lot of things you can do to mitigate the risk.

Again we are reviewing our investments, potential developments, defensive positions.My outlook is the stock market needs to come down 50 to 60% this year.  

@Sarah Rilling - I always like having a 1:1 conversation with the potential coach/mentor to get a flavor for how they work with people.... basically to see if their is a connection.

Even if the rental has a decent cash flow with additional flood insurance, we're still not sure we want to take on that risk as we are out-of-state investors (planning to move back to KY in the future, but not now) and we don't like that it will potentially bring down the perceived value when we try to sell it in the future.The seller has never lived there and has not provided any information on if it has flooded before or not.

I don’t know why anyone would take that risk for little reward.
