Under "Witness" do I need to name the exact person by name or can i say property manager(on site or off site).   

Hello Investors,I'm working on doing my first rehab on a property but I'm having trouble with the imagination and creativity to rehabbing the property into a beautiful rental.

I was down there  earlier this year networking and looking at properties, and after hearing lots of bad things from Calgarians about Windsor, I must say it is a beautiful city with great cash flow potential, making it our #1 pick to invest in if we stayed investing in Canada. 

It was a beautiful duplex on the beach of Gulf Shores, Alabama (it was actually on the sand).

I believe Ray is correct...once they turn the keys over, they have surrendered the property and all it contents.... you can do whatever you want with it.Abandonment laws are for when tenants just disappear and you don't get notified or keys etc..... at that stage you don't know what they are doing....they may show up again and wonder where all their stuff is....in hos cases, you have to store it etc.You spoke and witnessed the move out and got keys.... its back in your possession and you can do whatever you want

This can lead to discounts and extra perks as they will witness your commitment in building relationships within the real estate community. 

I went and found an appraiser that does commercial stuff and is willing to be a witness in court.

My inside source says that your area of the country is the free-est and is beautiful.

It's likely that the cost may outweigh the benefits with respect to a cost segregation on a property as small as 4-units but maybe not - it's certainly still an option.To answer your question, yes, you can claim depreciation on the 3 rental units even if you used an FHA loan to purchase the 4-plex.That's the beauty of house hacking and depreciation :)
