You go from being a dumb house hacker to being a smart real estate investor.

I've been reading the forums, listening to the Podcasts, and talk frequently with friends in the area that invest so I've got a decent basis of knowledge but what I'd like is a post for other San Jose (or other South Bay Area) hackers to share stories, good, bad, and otherwise.  

Something that I'd recommend, especially as a house hacker, present yourself as an on site rep of the owner.

She works with a lot of first time house hackers. 

(ie do you enjoy the same tax benefits a "regular" RE investor receives as a house hacker?)

I did have a couple of my own sites for marketing my listings that ranked on the first page of google with local searches, but fell victim to hackers.

House hackers, do you inform your tenants that you are the landlord or do you act like just another tenant that lives in the same mutlifamily?
