When a buyer walks in my flip after walking through 8 other houses I want them to notice the added sizzle features like granite countertops, that it's cleaner than other houses (i.e. windows washed inside and out) and it's tastefully staged.

I prefer an empty house; rooms appear larger; no distraction with items in rooms that may or not be to the prospests taste; showing the house is an art that needs to be fined tuned, having some insight into what the prospect is looking for also helps; prospects are knowledgeable the person showing the house needs to beas well.
