Wipe the dirt and 20 years of grime off the water heater and furnace,,,they LOOK newer and better.Buy new carpet if stains show.

I would just make sure to look real well for the source of the mold (water stains on the floors of other rooms, or high concentrations of mold on a ceiling where water was coming in from a leak in the roof).

It is very hard to establish at tribunal that the damage was done intentionally with malice and not just out of stupidity: case example; tenant brought motorbike into living room to change oil and severly damaged/stained carpet - judge ruled tenant had not set out intentionally to cause damage to the carpet -so this was not covered on the other hand, different tenant caused offensive graffitti to internal walls -this was ruled to have been done intentionally with malice -so covered However, this policy comes into its own mainly for rent default, of varrying amounts depending on the circumstances but in some cases upto 12weeks if the tenant does a runner.

What I see that is to the side of your photo is staining from wetness; if the staining is urine, then you will find that upon refinishing the floors that there will be a darker stained area where the urine was.

Because it is small an advantage is if you shop you can affordably, get an expensive look and oohs and aahs from granite countertop(make it a dark color or stains will show).
