We obviously do have some nice appreciation and an incredible economy that makes our area good for other reasons. 

What's the lowest credit score you will allow?

We came across a company called Seek Capital because, unlike other companies, they are willing to approve setting us up with lines of credit based on my wife's credit score and do not require a high monthly revenue like other companies. 

For someone in your position, your job is going to be an incredible asset to be able to purchase cash flowing assets. 

Hey @Bobby Valcin, so that orig person had a lot of debt with a low credit score, and when I mentioned that to him, he said "yeah, I figured you'd find that out from the application!" 

Definitely a more niche type of product, but, incredibly useful, especially across the Midwest where many rental properties are less than 100k.

For borrowers with low or mid-range credit scores, what are some strategies for securing hard money loans?

I have been having an absolute blast and find my self incredibly blessed for the life I built with my family.  

Credit Score must be 620+.  

I think the property would have to be incredibly unique to make this argument.
