Smaller businesses like mine are treated very differently from those in the article you linked to.you don't have to be a 7 figure earner to use the method. if you're to take advice from anyone wouldn't it be best to come from those who have tried and mastered it?

Worst part is if the seller can't perform repairs someone has to before it sells... of course you're not going to do that nonsense if you don't have equitable interest in the property... so you might have to write up a master lease agreement between yourself and the seller with an option to purchase after repairs are completed on your end.

Chris has a great post discussing TK: https://www.biggerpockets.com/renewsblog/mastering...My concern as a new investor is the long term performance of these types of investments. 1) Who has purchased something TK and would be willing to share actual vacancy, maintenance, cash flow, appreciation (if you've had it long enough), etc.?

Comps are still looking good, but I haven't had an offer, not even a low one.I didn't see that my house had a small master bed / bath, that could be a setback, and also a poor curb appeal, because when I bought it, it was super ugly; I was only focused on numbers.

that's what I am thinking.. going to look at a plant today.. ( after salmon fishing on the Willamette )not really interested but my buddy who is developing it wants me to look at it.. and since its his boat I am obligated.although he got a master lease from the city for his facility so the city is buying off on it..
