File an eviction order with the tenancy board on the grounds that the tenant poses a risk to the property & landlord’s interests and risk to other tenants (we feel like negligence is likely here though we have no evidence).

I was worried enough to check with my lawyers and told that even my LLC is not foolproof, people can still sue me for personal negligence, as one lawyer put it, if you didn't shovel snow, it's your fault, not the LLC's, if you self manage.
