You picked the wrong kind of property to start in as a 3/3.1 townhouse is not ideal for room hacking and is more residential in nature which is why you should sell it and take the proceeds and deposit money and look for a two-family where you and your brother can live in one side and you can full rent the other side - maybe even as a mid-term rental to 2x the rent.

I'm curious what everyone is doing.  For those of you that are running a hybrid STR/MTR model, do you have TWO separate listings on Airbnb, one that is STR and another MTR or are you using tools to manage your calenda...

Furnished Mid-term rentals are always a way you can go. 

How do I find an agent who specializes in Mid term rentals?

Depending on where the property is situated and the "local market conditions" I have them rented out as either long term, mid-term or short term. 

You will want to, at a minimum, conduct pre-move-in, mid-term, and move-out inspections.
