I was surprised to see the usual  inspection clause encumbered with the language that says the buyer needs to pay a non-refundable "option" for the right to cancel the contract if his inspection turns up problems he doesn't like. 

Teaching yourself accounting so that you can maintain your books and prepare your own taxes will set your business growth back.I think it's important to learn accounting as it's essentially the business language, but you should focus on learning as you go, ideally with a CGA as a business advisor.Case in point - I'm having a website developed.

But there was language in the loan docs that would not allow the LLC to purchase any additional collateral.

Then I heard it is legal it all just depends on the contract language.

There was a language barrier because I did not speak Spanish.

Not sure if it'd be worth the money spent to get a lawyer to do another contract with language that is not so legal sounding.  

If there is no specific language in the regulations then the lease may take priority. 

NOTE: Strong language in the videos, I tend to talk like a sailor when things don't go my way. 

The language is unclear to me and I was hoping someone may have done it before... 

There should be pretty specific language about what happens to the earnest money if contingencies aren't met.
