Although I will say that in my area a lawyer has been running commercials asking people if they have fallen while walking down the street and showing pictures of uneven or snow covered sidewalks explaining that it is the property owners responsibility to maintain their sidewalks and if you happen to fall on their sidewalk you can sue them and of course he will help you get the most for your 'injuries'.

In addition to the high likelihood of injury they cause in general, they can also be deemed an "attractive nuisance", meaning that any neighbor or passer by that decides it looks like fun and gets injured on it can then come back on you.Good luck with this!

There are some standards ones, but many landlords will have their own lawyer approved version.Where a good lawyer comes in handy is when a landlord has added language in their lease that isn't valid compared to local laws.Due to the costs associated with a lawyer, usually it's only worth it when dealing with evictions, law suits, property damage, injury or illness, or violation of local tenant laws.
