For my house, my property manager lets me know the details of the animal, breed,  sex, and size, then I make the decision whether or not to rent to them.I think the bigger issue is the integrity of the tenants.

It really depends on the integrity and depth of the friendship. 

You've earned every pound of the trust of your members with your high level of integrity, honesty, generosity, creation of business tools, and your nonstop support for all of us!  

But if you are dealing with investors and other creditors and they know that they are dealing with an LLC rather than an individual, this affords you a certain amount of protection, as long as you maintain the integrity of the LLC and don't commingle your own assets with it.  

It may work a lot differently in large metropolitan markets but in our community, our reputation of integrity is vital.  

Being a bit young and nuts I went here to invest in real estate myself, ended up doing a startup in the real estate industry and now run a real estate consultancy and brokerage myself with my wife and some local partners.I'm trying to inject a bit of Australian integrity into the process and have run through it myself a few times (have a number of properties here).

I've been using Podio too as my CRM. all my phone numbers from callrail are integrated into it.

The "I don't care approach" lacks integrity and care.
