In the meeting they were very understanding of "the why" it was happeing. one HOA member even admitted to being guilty of it himself...we then estsblished it was an honest mistake and agreed that i have to pay closer attention to the parking spots that i park in......Then i brought up an issue about the "interferance with parking enforcement" an incident that had taken place several months before.....My fiance is a very nice person and does not like to see people suffer.

Hi All,I recently had new tenants that we have had a bunch of accidents that is equally of no fault to either party but have escalated that I now have a bad rapport with them.1st incident- They lock the bedroom door after two months of living there and claim they thought they had a key.

even if it does or doesn't, wouldn't it make sense to have all the liability on a company just in case there is an incident where someone is injured or worse and insurance wont cover?

In general, it seems that the maximum allowed in NYC is $1 mil per incident/max $2 mil annual total (at least, that's State Farm's) but of course one can add on several million as umbrella insurance.Assuming no LLCs are created for the properties (and thus unlimited personal liability, in theory), should the total amount of liability insurance be a multiple of one's net worth?

I've heard its always good to have debt on a property to maximize your returns through leverage (smartly of course) and to show that the property is encumbered by debt in the case of incident that exposes you to liability.If I consolidate the debt under one line it will save me about $400 a year in interest payments that I can put towards paying down the principal faster (which I guess may save a little more in interest every year as well) and then get positioned for the next deal that much quicker. $400 a year isn't exactly a life changing number so depending upon your feedback I could go either way.1) Has anyone ever heard of a bank canceling a HELOC for not having a balance on it for a certain duration?

You need a landlord attorney, just from what you have already posted, the red flags went up.I agree with @Mike Cumbie, don't post further about the incident,, get a attorney Check with Minnesota Multi Housing Association for names of Attorneys, and join MMHA if you are not yet a member,, they have a attorney that writes a column and she is great,, her first name is Donna,, she gives seminars on Fair Housing and is top notch in her field.

The coroner came by and picked up the body, but they didn't have any further involvement so I assume there was some kind of crime attached to your incident.
