You do not want to come out of pocket with any money to help this survive.Be able to make the exterior a good first impression to any possible Tenants. 

I am under the impression that the HELOC deduction has been eliminated

From a variety of podcasts I've listened to I hear about people always buying regardless of whether the market is "hot" or "not" but I'm under this impression that a majority of buyers are simply over paying.

Honest question, my impression is that condo investors do it to limit the time and complexity of managing the property.
