I really don't have anything to add besides what @Steve K. said so well. 21st & Collyer isn't horrible, but it's definitely not in the path of progress - it'll take a bit before it is.

No, they all have completely horrible interest rates, and ridiculous fees to boot, that's why it's "hard" money, think of hard booze as opposed to a decent glass of wine.

So, I took it with a grain of salt and decided to go with my gut, that said Marcus was a good guy and in all likelihood, felt horrible about the whole thing and probably doesn't make that sort of mistake often.

I think they are a horrible vehicle for building wealth.   

It's a classic starter home for the area, so there's nothing great or horrible about it.I'd like to cash flow...well, enough to do something more than eat lunch once a month.

However that being said I am comfortable in most areas of the city and good tenants can be found in all areas of the city .And while I’m sure we’ve all experienced horrible tenants who cost a lot of money, we can only do our best to prevent that by carefully screening and checking out everything we can before we let someone sign a lease.

Oh god, this is a horrible mindset and you should re-think about what you're getting yourself into. 

We are new to renting our place out and logic tells me this is a  horrible idea because duh, but it really brightens up our space (it needs it) however I know it’ll be prone to getting dirty and showing it.  

60K house that you get 1400 - 1500 a month on that's not horrible. 

I will add them to the list.Maybe another follow on would be what to do when I ask someone to look for properties in Area A and then find out they are horrible.
