My business has grown exponentially over the years due mainly to a way of doing business that has more to do with honesty, integrity, trust, compassion, and going the extra mile for my clients. 

Honesty and transparency in property cost is paramount to long term success.

I am worried about being over leveraged on the property but as long as we keep the ADU rented we should be ok, and ARB is possible as Bend is a very touristy destination.We would like to move in a year or two when our last daughter gets out of school and rent both portions of the house or sell outright.This is our first deal and to be honest I am pretty darn nervous and so is my wife about these numbers as they are very big for us.

To be honest, I won't have the ability to get out to my targeted area every Friday evening to place out signs and pick them up every Sunday afternoon - It's just unrealistic given my circumstances.

As to @Verran Jones , to be honest I didn't understand his answer.

In all honesty I would always keep a paper trail.  

But I must be honest- I really dread their limiting app/UX/GUi... plus I also hear some owners are unhappy with their pricing and fees structure, and the lack of sufficient control over their listing.

Maybe you start with some honesty about the subject and try to make it seem like part of your goal is helping people in their situation.
