STL is struggling to attract/keep residents, there's some cool/big ideas and projects/investments but overall it's a long long long term play.Just like Stockton if they can find a way to keep people from leaving and then start attracting new people it'd be a huge win, but it'll be slow and ton of external factors will impact it. 

Low inventory will remain systemic as long as there is little external pressure to sell (like going under on a mortgage).

It's going to take JPow to come in with a harsher rate, or not buy this pivot thing.

And because we're not getting monthly assessment updates like we do market updates, it feels like a much harsher sting.
