I guess it’s a culture thing when I worked for a big syndicator in the 80s.. they kept having fires .. turned out some of the folks that came in after the war were using the sink in the bathroom to put coals in it and cook their BBQ right there.. it was a mess and this probably pre smoke alarm days..I think my Napalese family keeps live fish in the bath tub but I cant say for sure .

I have brokered a few of these and see what they look like after they are all renters.. yards are junk .. junk cars every were oil patchs park on the lawn.. you get all the same stuff..

My comment was more along the lines of how could this property turn into such a lemon if I followed the same basic tenets everyone else does (especially since I've been loving this property up until I started fishing on the refi)?

If it was up north and they were told they were responsible for snow removal would it be expected that you draw them a map of where they have to shovel and include every basement window, vent, oil tank access point, etc?

Has anyone ever done a deal which included a proper and complete residential fuel oil tank decommissioning having been performed by the seller personally (not a hired contractor), using cat litter, then never having the decommissioning certified/filed/inspected with the proper local authorities?
