This is a fantastic site for advice, networking and education.

The house was in shambles from previous renters with 11 tons of clothes,bedding, and trash we already removed.

Plus fantastic appreciation because of the growing job base and housing shortage.

If that's the case,  you have locked in a low property tax base, and a fantastic (high paying, easy to find, easy to manage, etc.) tenant profile, which I would not want to loose.

Better cashflow, a fantastic TK provider aswell that also rehabs the properties - and in general a company that has terrific reviews.

You just don't typically find props in need of work or that are selling well below market in those areas, so your flow is minimal and you're betting on appreciation.All that being said, if you know you're getting a good deal with 10-15k of equity at purchase, then fantastic.
