We DID speak with a local lender who was extremely educational and sat with us and explained and discussed all of our options and the pros and cons of investing in this particular property.

making unsecured loans to someone you met on the internet or on BP is foolish to the extreme to even entertain it. 

I had a contractor that I had to fire last month for a multitude of reasons (using my materials on his other job, extremely substandard work that has to be redone by someone else now, not paying his subs,  lying about work being completed that was not actually done, etc).

The cashflow is not great but this is a Zip code with extremely high appreciation (15.5% year over year from May 2023 to May 2024).

We have found that counter height island seating is EXTREMELY popular with young renters.

So my thoughts with this is use with extreme caution. .but I fear your going to have a bunch of WEst coast folks jump into this and if they have a bad run on tenant they will wish they never bought these .
