I'm trying my best to be ethical and fair, and yet not take a major loss.

You might run into some ethical issues because they will ask if you plan on living in the house for at least a year (I think - just did a VAIRRL myself), which you may or may not be doing.Also, I understand what others are saying, that 0.5% might not be enough, but $100 a month isn’t insignificant.

This has won offers for my clients even when their price wasn't the highest.As for whether or not your agent acted ethically, thats hard to say without more context.
