I've also heard it can be a good thing to have some debt against a property because if any issues arise legally, the bank will be the first line of defense. 

Are you having issues with the tenant what is the reason you want to screen them?

A clean U&O means the Seller doesn't have to do anything.The home inspector is a different issue.

First, there are small grammatical issues with their website that could indicate it might have been built by someone whose native language isn't English. 

@Marcus Auerbach the issue and objection is Federal overreach. 

In my mind if you have these issues if I was the seller I would let  you cancel and get your EM back  not your inspections and other things but EM yes.

I invest locally and invest out of state, and the main issue for most is the shiny diamond syndrome providing you the reasons why investing (insert area here) is the best place. 

A lot of issues are much easier and more inexpensive to resolve if you can easily go to the property.

This was my first property, and while it's been a great learning experience, I made several mistakes along the way—ranging from choosing a realtor who was more focused on closing the deal than finding the right house to having a poor inspection and overlooking issues hidden beneath the surface (literally).

Somethings it even more expensive than buying a new construction in a class A neighborhood.The turnkey investments are not always the best option for every investor especially if you are just getting started and low on cash or you don't have reserve/emergency funds to deal with issues like maintenance and vacancies.
