Educate yourself and practice it.

Hey guys, this is my first post here and I'm still very much in the educational phase of my investing career (I guess one always is).

But that is the key with investing, you need to have your educated guess of future events, place your bet, and hope you are right.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

I clearly need to get more educated on my tax situation!

You are missing a poison that is not the fault of the person posting, but rather of high priced educational salespeople in the wholesaling industry.  

Bigger Pockets is a great place for education and networking and is full of great content.I recommend that you check out the following resources:1.

By that I mean - yes you may take what seems like a bigger hit selling the property at a loss but then it clears you to take what you learned, and the money you did get back, and move onto something else with this experience and education you got from tackling this project.
