I never flip- flipping is a full time job that delivers close to zero tax write offs and zero passive income and it's risky if you don't know a market first hand and have a trustworthy construction/rehab team in place. 

Id either look for a used fridge from a used appliance store that delivers ($200)  or a cheap new Fridge($400). 

So as long as you deliver and/or exceed expectations it’s likely the amount invested will increase over time.2.

Instant equity appreciation. 

They gave in instantly because they knew what they were doing was wrong.  

When you follow up with a phone call to the decision maker, and if the info delivered is really relevant, then I would say you have a solid chance of getting their business.

Granted, I wasn't trying to buy a property, I was trying to sell property management, but a few quick thoughts on that: 1) hardly anyone answers their phone for a number they don't recognize, which you probably already know, so 2) when they do, have your message ready to deliver, fast and friendly -- "I reached out to you by letter to see if you're interested in selling your property at ______."

I'll have to wait for the appraisal but I figure I'll have instant appreciation.

I'm strictly looking for cash flow, and instant equity build potential thru renovation...  

Anything that comes on the market in that area instantly evaporates.
